Accommodation Terms & Conditions

Subject to availability, by clicking on the, book now button, you agree to the following terms and conditions  

BOOKING

  • Reservations are subject to availability and actual; pricing at time of booking
  • All quotes are valid for 24 hours only, any verbal quote given is an estimate only of price and availability subject to confirmation at time of booking
  • All accommodation bookings must be guaranteed at time of booking by provision of payment by valid credit card or bank transfer
  • Payment to secure bookings will be equal to one-night room rate per room, refer to refund policy
  • By providing valid credit card details you warrant that you have the authority to use the credit card and you authorise AMR to charge the cost of your booking to the credit card and in the case of cancellation or no show penalties as detailed below
  • All reservations will be confirmed by email

REFUNDS

  • Peak period or festival period bookings, no refund are given on bookings cancelled within 7 days of arrival day
  • Off-peak and shoulder period bookings. no refunds are given on bookings cancelled within 72 hours of arrival day
  • Refunds falling outside of these periods will incur no refund given for no shows or cancelling on day of arrival, prior to day or arrival a refund equal to 50% of room rate will be given
  • There will be No refunds given if your stay is cut short for any reason

  CHECK IN and CHECK OUT

  •  Standard check in is 2pm
  •  Standard check out is 11am
  • For guaranteed arrival prior to 2pm a room must be reserved from the previous night and therefore includes and additional nightly charge
  • Late checkout up to 12 mid-day is at discretion of management and must be requested the night before check out
  • Late check out after 12 mid-day will incur full room rate (1) nights’ accommodation
  • Please notify in event of late arrival after 8pm, as gates will be closed from this time onwards, to arrange access

GENERAL TERMS and CONDITIONS

  • On arrival guests will be required to provide valid credit card or cash deposit and photo ID to cover any incidental charges
  • Damages, Breakages, Theft and any loses are the guests responsibility during their stay and will be charged at cost to repair / replace as applicable
  • Additional cleaning fees may apply as required
  • The consumption of DRUGS in rooms is strictly prohibited and will result in termination of booking. without any refund given
  • Smoking in rooms is NOT permitted at any time, and additional cleaning fee of $500bht will be charged
  • For enjoyment of all guests, noise restrictions apply after 10pm. excessive noise will not be tolerated
  • The number of guests per room shall not exceed the number stated on the booking or subsequently agreed by management in writing
  • Lost or Stolen keys will incur a $500bht fee, attempts will be made to contact guest to arrange the return of key prior to any charges
  • Room degradation (such as vomit, bodily wastes) will incur a $1000bht cleaning fee, plus any professional cleaning charges at cost, plus a daily room tariff equal to the daily room rate that would be charged until room is returned to saleable condition
  • Room or resort damage by guests will be charged accordingly
  • Guests are expected to be respectful of other guests at all times and abide by managements instructions and requests
  • NO non-quests or congregations allowed in rooms at any time, immediate removal of guests will be enforced with no refund given

COOKING

  • No cooking in rooms at all, additional cleaning fees will be charged if not adhered to
  • No candles or naked flames in rooms allowed
  • Guests can use cooking areas outside and by pool but are expected to clean area after use, replace any consumables used and place all rubbish in bins provided

POOL

  • Pool is open for use daily from 7am until 9pm
  • Soiling the pool will incur a fee of up to $10 000 bht for cleaning
  • Towels by pool are for guests use only and to remain in pool area

BAR AREA

  • Guests can use bar area and can purchase drinks by prior arrangement with management only
  • Sound system  and main lighting will be turned off at 11pm , solar lighting will remain on for guest enjoyment , later use may arranged with management if possible 

PETS

  • Pets are allowed only by arrangement only and management reserves the right to refuse accommodation for pets or to ask guest to leave with no refund given
  • Max 2 pets per booking
  • No pets are to be left in the rooms unsupervised at any time, this may result in guest being asked to leave with no refund given, please ask management if you require alternate arrangements before leaving pets in rooms alone
  • Additional fees will be charged for any pet related damage or for any additional cleaning required

THE BREACH OF ANY OF THE ABOVE CONDITIONS MAY RESULT IN EARLY TERMINATION
